Long-term livability


In this home for two architects, design for aging-in-place and low lifetime costs aligned naturally with sustainability measures, leading to LEED Platinum certification.

Problem


Two architects set out to design their own house with a focus on aging-in-place, good passive design, and minimal long-term costs.

Built on a south-facing hill, the home’s generous southern windows and deep overhangs provide passive solar heating. Aging-in-place features include a master suite on the main floor, a potential future caregiver suite on the lower level, and numerous details to accommodate elderly needs and anticipate future accessibility concerns.

To reduce long-term ongoing costs, the owners sought to minimize utility bills through energy- and water-efficient design, and to take advantage of Cincinnati’s property tax abatement for LEED certified buildings.

Solution


Align the approach with the clients’ goals.

Sustainability aligned well with the clients’ goals, and with the affordances of an infill site. Our analysis identified the best opportunities for long-term cost savings, including high insulation and airtightness, a geothermal system for heating, cooling, and hot water, and a 5 kW solar array. Together, these have resulted in extremely low energy bills—an average of $79 a month.

Make the complex simple.

Building a new home is already daunting for most homeowners—even for architects familiar with the construction process. We quickly identified a path toward LEED certification, provided all necessary energy modeling and testing, and worked closely with the builder to assemble all required documentation.

Over-deliver.

The project originally targeted LEED Silver certification, but we were able to chart a path toward Platinum LEED certification that aligned with the owners’ existing goals, designs, and budget. This was more than a point of pride: it maximized the available tax abatement, meaning the owners will not pay property taxes for 15 years—further improving the home’s long-term financial performance.
