This safe, affordable housing for women exceeded its target certification by focusing on long-term value and quality of life for residents.

Problem


Anna Louise Inn has provided safe, affordable housing for women since 1909. When developing their new facility, including 85 efficiency apartments and a 24-person dormitory, the owner sought a cost-effective path toward certification that helped to reduce operating costs and contributed toward a quality facility for their residents. Energy and water efficiency, low maintenance, and durability were paramount.

Solution


Focus on strategies that deliver long-term value.

A tight building envelope helps reduce energy use; and very high efficiency water fixtures and fittings reduce both water use and hot water energy demand. Testing & verification to helped ensure designed savings were realized.

Prioritize strategies that improve quality of life.

The project’s location provides exceptional access to transit and community resources. The interiors incorporate local, healthy, and environmentally-friendly materials.

Identify the optimum path toward certification.

By finding a cost-neutral path to LEED Silver certification, Sol helped the owner secure a higher property tax abatement through Cincinnati’s green building incentive program, yielding significant savings.
