Lofty goals for an old factory


This LEED Platinum affordable senior living facility involved the retrofit of the former A.S. Kreider Shoe Company building into an exemplar of high performance.

Problem


When Woda Cooper Companies, Inc., sought to transform the derelict A.S. Kreider Shoe Company building into sustainable senior living, they were confronted with several interrelated challenges. The project had to meet the specific requirements of Pennsylvania Housing Finance Agency’s (PHFA) Low Income Housing Tax Credit program. In addition, the team wanted to maintain the building’s historic character while radically upgrading is performance – both in terms of energy efficiency and indoor air quality.

They also planned to include numerous community facilities, including a community room with a shared kitchen, a grandchild playroom, and a book share library.

Solution


Identify the best combination of efficiency measures.

Early energy modeling helped to identify the optimal combination of strategies, including continuous interior insulation, upgraded windows, high-efficiency heat pumps, ENERGY STAR appliances and lighting, and a solar thermal hot water system contributing approximately 6000 kWh/yr.

Upgrade key historic elements.

A historic skylight system was refurbished and upgraded; high-efficiency replacement windows were designed to match the historic windows; and numerous original elements were salvaged and reused throughout the building.

Provide excellent indoor air quality.

The design included a dedicated fresh air system with heat recovery, exclusive use of low-VOC paints, adhesives and sealants, and low-formaldehyde wood products. Assemblies were designed to avoid interior condensation. Construction-stage inspections and testing ensured these measures were successfully implemented.
